Augoustos Giota 2 Villa is located in the south of the island, about 3 km before the center of Limenaria, on the right side of the highway when coming from the direction of Skala Maries, on a hill above the beautiful, sandy and pebble beach of Tripiti. Beside the road, on the right, you will see an interestingly crafted stone wall and gate, roughly opposite the entrance to Trypiti Bungalows Hotel, and turn there towards the villa. When you pass through the gate, you will first come across the parking area, then on the left side you will see the upper building, then below it another identical building and finally at the bottom of the yard a swimming pool. It is a newly built complex, with nice, bright studios, with new furniture, kitchens and bathrooms, and spacious enough balconies, some of which have a slanting view of Tripita Beach and the sea. Parking area, swimming pool and proximity to Tripita beach are certainly special advantages of this villa. The beach is about 200m away. Considering that you cannot go through the neighbor's yard to the beach, you can reach it by the path around it or through the underground passage of the Trypiti Bungalows hotel. In the back of the beach there is a large parking lot, several restaurants and cafes, as well as the four-star Blue Dream Palace hotel and a couple of smaller hotels. There are a total of 12 studios in both villas, three on the ground floor and three on the first floor. Some are leased to agencies while others are available for online booking. Within the villa Augoustos Giota 2 there are only four studios on offer in the building closer to the entrance gate. One four-bed studio is located upstairs, in the middle, and has a French, single bed and a pull-out side drawer, with a full-size mattress. The other three units have three beds (two single beds and a pull-out drawer with a full-size mattress). Two are located on the first floor, while the third is on the ground floor on the side closer to the sea. All units have a separate terrace at the front of the house. The studio on the ground floor is entered from the balcony, while the units on the first floor have an entrance from the other side. There is no possibility to insert a fourth extra bed in three-bed studios. All studios have a shower in the bathroom, and the kitchen is fully equipped with a stove and a larger refrigerator. The courtyard is paved and has a medium-sized swimming pool with sunbeds and umbrellas. The pool is very clean. The first supermarket is approximately 2km away towards Limenaria. Tripiti is not a populated place, but only a beach that has several hotels and villas for rent in its hinterland, so you will do your shopping in Limenaria, which is a three-minute drive away. In Limenaria there is a large promenade, a large selection of shops, restaurants and bars. Potos is only a ten minute drive from Villa Augustos. This accommodation will suit everyone who wants new studios, equipped with nice and quality furniture, with decent terraces near the beach, but a little removed from the city. Tripiti is known for its pine trees and a beautiful and wide beach, which is especially good for swimmers and divers. It is not so suitable for children because of the stone slabs in the water in the greater part, but it is because of the fine sand on the shore. The western part of the beach has small pebbles and a gradual depth, so it is more suitable for children. Accommodation on Tripiti Beach can serve as a good base, as it is a five-minute drive from Atspas Beach and Sunset Beach in Skala Maries, as well as Pefkara, and nearby are the sandy beaches of San Antonio, Rosso Gremos, Notos and Psili Amos.

The beach is about 50m from the villa. It is wide and sandy on the coast, and therefore ideal for sports. There is no shoal, but the bottom is covered with stone slabs. There is also a beach bar. The center of Limenarije with shops and a promenade is 2.6 km away. The new villa was built in 2016 and has two floors. On the ground floor there are two two-bed studios with an area of ​​20m2. They used to be joined by doors, but not anymore. The studios have French beds and a fully equipped modern kitchen. All accommodation units have a terrace with a view of the courtyard. Some are bigger than others. On the first floor there are two maisonettes (35m2) with two single beds on the lower level and a double bed on the gallery. The kitchen is fully equipped and has a small fridge and an oven. The new villa is divided into left and right den. One is called Ermioni Villa and the other Ermioni Fresh Villa. We offer both accommodations. The second villa is of an older date, but was partially renovated in 2013 and is maintained by the owners. The older villa has a total of ten two-bed studios, of which five on the second floor are managed as the Ermioni Villa. The five studios on the first floor are managed as the Ermioni Fresh villa (special accommodation). The terraces are medium in size, enough for two. You can add an extra bed to the rooms if you wish, but the free space is quite narrow. All units have two single beds. There is no shower in the bathroom, just tiles with a curtain. Cleaning and changing of bed linen and towels are done every three to four days. Internet usage is enabled. The house has a large yard and parking within it. The entire yard is shaded by pine trees, as is the house. Parking is provided for all guests of the accommodation. The beach is suitable for young people and swimmers, because it is wide and sandy on the shore, so it is ideal for sports (volleyball, etc.), there is no shallow water, the bottom is with stone slabs, the beach bar with deckchairs is great for enjoying. When coming from Prinos, 5km after Skala Maries, you will see the Blue Dream Palace hotel, then the Tripiti bungalows. After the bend you will see a right turn and the road towards the beach as well as the sign Plavoulis beach bar. After turning, you will see two villas on the right side of the dirt road, surrounded by pine trees in a large yard. Ermioni villa is an ideal choice for all those who want accommodation on the beach away from the crowds.
